           Holiday Gift Ideas

If you need something special to give this year, here are four memorable gift ideas to spark your creativity.
1. Mike is a coach. He lamented that "his" kids could win more if they had better equipment. So his wife bought some new equipment and donated it to them anonymously. Then she put an envelope in their Christmas tree to Mike, explaining what she had done. It became a tradition that spread to their kids. Each year they each did something for someone in need, then put an envelope in the tree telling what they had done.
2. Greg and Annalise were tired of giving a $50 bill every Christmas to their grown niece, who would spend it and that would be the last she thought of them. So Annalise took inspiration from Advent calendars. She created a double-sided board with 52 envelopes. Then inside each, she tucked a $1 lottery ticket, one per week. Regardless of the result, it was a gift that gave all year long!
3. The Schnooker family had three adopted children. When they were in their teens, they decided it would be interesting to share their DNA history. So the parents bought them DNA kits. When the results came in, they sat around on Christmas Eve comparing their DNA stories.
4. Gerre wanted to give her husband a gift he'd treasure, so she gathered photos from his world travels. Then she picked a great picture of him, cut out his head, and photo-shopped it onto the heads of strangers in each picture. She then had a photobook created. It was a "find Frank" picture book that was a wonderful reminiscence of his travels.

Healthy Houses Are Worth More

Just like people, an out-of-shape house can appear older than its years. Worse, it can lose 10-15% in value compared to similarly styled homes in better condition. At the same time, good maintenance can add value—from 1-3% over homes in average condition … and they sell faster!

A good strategy for keeping your house in shape is to do a maintenance audit once or twice a year. During the audit, identify the items that need work, then prioritize your list and work on it over several months.

What kind of repairs should you make before selling your house?

Typically, you’ll want to make repairs that show. No matter how many repairs you make to the “invisible” areas of your home, buyers will focus on the visible areas first. You need people to fall in love with your house because they like what they see. You should still disclose conditions of the house that don't show, but in general (not always!) spend your money on getting people interested.

Should We Get a Home Equity Line to Buy a New Home?

A client recently asked for advice. They wanted to sell their house and buy larger, but were concerned about finding a replacement home once their home sold. They wondered if they should apply for a home equity line to finance the down payment on a new home, then go find a new home, and only then sell their old one. Since it was a seller's market, they felt confident their old home would sell quickly and they wouldn't be stuck with two mortgages. They wondered if this was sound reasoning.

My first thought was that they're not likely to get a home equity line if their current home is for sale. So I suggested two other options. One was to collect an offer on their home first, then counter the buyer's offer, making it subject to finding a replacement home. In a seller's market, the buyer is more likely to agree to this, because they don't want to lose the house. The other option was for them to sell, move to temporary housing, put their things in temporary storage, then take their time buying. They chose option number two.
