Eric’s Christmas List

Karen was just gathering her purse and keys to head out the door when her son stopped her. “You’ll need this if you’re planning on doing some holiday shopping,” Eric said, handing his mother an envelope.
“What is this?” his mom asked.
“My wish list, for you,” he answered. Before she could question him further, he said, “Gotta hurry or I’ll be late for work.” He ran out the door.
Karen opened the envelope and five $20 bills fell out, along with a list. She picked it up and her eyes filled with tears as she read:
She watched him go, proud that he had taken an after school job so he could have a little spending money of his own. But she was also confused. Eric knew she didn’t have money to spend on extra gifts. And he knew she’d already bought his gift. So why would he give her a wish list?
Mom’s to-do list:
•    Get a mani/pedi
•    Treat yourself to lunch
•    Buy that bath oil you love
•    Buy a pair of earrings

Why Tudors Use Exposed Timbers

Tudor style homes are named for the Tudor period (1485–1603) in England when the home style came about. Tudors are a fanciful mish-mash of asymmetrical styles that include steeply gabled roofs, elaborate chimneys, and half-timbering. Originally a structural building method dating to pre-1400's, the half-timbering of Tudor homes is entirely decorative and non-structural. Even Tudors built in the 1500's included faux half-timbering as decoration.

My Advice
Why should I buy a house now, when the market is flattening?

There are many reasons to buy a house. The most important might be for a sense of ownership and putting down roots. Stability. But when it comes to home prices, no one really knows what's going to happen, except that prices will go up and down and up again.

You can wait for prices to drop before buying. But prices may not drop to the extent that you expect (or hope) they will, and the difference between buying now and buying in a year might be small in terms of your monthly payment. For instance, if a $500,000 house falls by 10% to $450,000, you might save $260/mo. But there might also be a corresponding rise in interest rates. A 1% rise in rates would cost you about $260/mo., so even though prices drop, your payment may be the same in a year. Meanwhile, you'll have lost a year of equity and putting down roots.   

There are other factors to consider, too, so call me to talk about the pros and cons of buying in today’s market. My expertise and access to data can help you think through your questions. Or if you know someone who wants to buy, please refer them to me.
