My Advice

When Is the Best Time to Sell My House for Top Dollar?

Whenever I’m asked this question, I go through an evaluation. Typically, warmer temperatures bring the buyers out from under their comforters. That means Spring and Summer are when we see the highest number of competing offers and home sales. But that doesn't necessarily always mean that's the best time to get top dollar.

Your house may vary. There are some neighborhoods where it doesn't matter what time of year it's always a good time to sell. Conversely, there are homes that have a better chance of selling for more when there's less competition from other homes, so winter might be better. Also, there are better times of the month to consider. The start of the month is typically when people put their homes on the market, leading to more competition, which can be good or bad, depending on how your home compares!

If you’re not sure how your home stacks up to the competition, you might want to start going to open houses in your neighborhood. But most important, you might want my input about factors involved in the timing of your sale, and what you can do to your home to sell for more. Call me for an in-home pre-sale assessment.

Boomers Want to Age in Place

Carry Slater is house hunting, as she has been for months. The 26-year-old cruises a mature neighborhood in her VW. She sees some elderly residents chatting in their yards. She stops, hops out and asks, “Do you know if anyone around here is thinking about selling?” She adds, “I’m not an investor. I’m not planning to rent or flip it. I just want to live in it.” The women tell her they're not going anywhere, and don't know anyone moving.
Like many other millennials, Carry is finding herself out in the cold because baby boomers are increasingly opting to stay put.

In Vancouver, Kamile and Dennis Arbach, a couple in their early 70's, say they would move if there were any smaller, affordable homes with yards nearby. But with health care improvements and overall health consciousness, Kamile and Dennis might be here another 10 years or more.

The aging-in-place trend is creating other trends. For instance, Millennials are living with their parents even after having their own families. Some seniors are downsizing to tiny home communities in progressive cities that zone for such things. Developers are finally building more desirable senior housing.

Savvy real estate agents are doing more, too. Broker Art Lepin offers lottery tickets and dinner to get elderly homeowners to his seminars on “Unlocking Your Home's Financial Potential.” Assertive agents are going door to door and asking for leads they can follow up on. "Is anyone renting around here?" That can mean finding an out of state owner who wants to sell.

Advice for young home buyers: Be ready. Become pre-approved all the way through underwriting with a lender, so you can move quickly and know your limits. Work with a Realtor who is assertive and understands the trends, someone who works with senior sellers or partners with senior agents. Be patient and diligent. And call me for a consultation to create your buying plan.
